Woodseats, Sheffield Road
Bolsterstone enabled the owner of this former two-acre industrial site to generate sufficient funding to facilitate the local relocation of their existing business to purpose-built premises.
Bolsterstone was able to unlock vital funds in the site by pre-letting it to Lidl UK on a 25 year institutional lease prior to the submission of planning permission. Ownership of the site was retained by the landowner, a builders’ merchant, as an investment.
Not only did Bolsterstone provide proposals for the existing site in Woodseats, Sheffield which included preparing a design brief and planning strategy, for the redevelopment of the site into a 12,000sq.ft food retail store and 6,000sq.ft medical centre with a 120-space surface car park, but it also located an alternative site nearby for the client to relocate its trade counter / Call & Collect builders’ merchant.
Timing was everything with this development. The new development was procured under a traditional style building contract using selective tendering procedures with Bolsterstone acting as Project Manager and Quantity Surveyor for the client. Bolsterstone was also instrumental in the appointment of the construction phase design team, which included the planning and design consultants retained as contract architects by the principal build contractor to ensure continuity between design and delivery.
Through working with the client’s professional team the alternative development was brought through planning and Bolsterstone subsequently managed the procurement and delivery of the alternative premises to allow simultaneous commencement of the new development with completion of the relocation.
Most importantly, Bolsterstone ensured a seamless trading position for the owner to relocate his business prior to the shutdown of the existing business premises on the new development site.
The development was delivered on time and on budget.
