Bolsterstone Group

In a time where the need for sustainable, community-focused development has never been greater, Bolsterstone Group is redefining what it means to regenerate urban spaces.

Through its pioneering approach to urban regeneration, anchored in long-term vision, public-private partnerships, and an unwavering commitment to placemaking, the Chesterfield-based firm is not just reviving disused land but creating vibrant, desirable places to live, work and thrive.

A Regenerative Force in Post-Industrial Communities

For decades, towns like Chesterfield and Bradford bore the scars of industrial decline – disused canals, derelict mills, and forgotten neighbourhoods once central to Britain’s economic engine. Bolsterstone Group has stepped into these voids, not to simply build homes, but to reimagine and reinvigorate the very fabric of the communities that surround them.

“Urban regeneration is about more than physical structures, it’s about the people, the culture, and the legacy,” explains Peter Swallow, Managing Director of Bolsterstone Group. “Our developments are grounded in a long-term commitment to transform areas into self-sustaining communities, not just housing estates.”

Bolsterstone’s two flagship regeneration projects – Chesterfield Waterside and New Bolton Woods in Bradford- both represent ambitious, multifaceted regeneration schemes that have breathed new life into former industrial heartlands. Importantly, these have been delivered through close collaboration with local authorities, underlining Bolsterstone’s strength in public/private partnership working.

Chesterfield Waterside: A Waterside Renaissance

One of the UK’s largest regeneration projects, Chesterfield Waterside is a £340 million development that has turned 40 acres of brownfield land into a thriving mixed-use destination.

In partnership with Chesterfield Borough Council, Bolsterstone has transformed the former industrial site adjacent to the historic Chesterfield Canal. The area is now home to hundreds of new homes and the award-winning One Waterside Place, a state-of-the-art office building that’s drawing employers and professionals to the town.

The Avant Homes properties at Chesterfield Waterside have created a thriving neighbourhood.

The homes, primarily delivered by Avant Homes, are all designed with sustainability and community cohesion at their core. The site’s proximity to the canal offers a scenic and tranquil setting, while excellent road and rail connections ensure that residents and businesses are well connected to Sheffield, Derby and beyond.

New Bolton Woods: A New Urban Village

In Bradford, Bolsterstone has partnered with Bradford Council to deliver New Bolton Woods, a visionary development set along the Leeds and Liverpool Canal. Once an underused and fragmented site, it is being reshaped into a modern urban village, complete with new homes, a supermarket, retail spaces, community facilities, and transport improvements.

More than 1000 homes will be built at New Bolton Woods as part of its transformation into a modern urban village.

The development, which is projected to deliver over 1,000 homes, capitalises on the natural and logistical advantages of its location: direct access to green space, waterway connectivity, and strong transport links into Bradford city centre and Leeds. Like Waterside, New Bolton Woods is being delivered in phases, allowing infrastructure, amenities, and residential areas to evolve in harmony.

A Smarter Use of Land

Crucially, Bolsterstone Group is proving that unlocking the potential of Brownfield land is not only viable but essential to meeting the UK’s housing and infrastructure needs sustainably. Its approach actively demonstrates the findings of recent research by British Land, Landsec, and The Berkeley Group by Development Economics, which shows that repurposing Brownfield sites leads to higher land-use efficiency, enhances existing urban infrastructure, and minimises environmental impact.

Rather than contributing to urban sprawl or developing in isolated greenfield areas, Bolsterstone’s schemes repurpose neglected inner-urban spaces, transforming disused land into walkable, well-connected communities. This is aligned with the view of British Land, which has argued that Brownfield-led regeneration boosts placemaking, drives up property values, and contributes to carbon reduction goals by limiting the need for new infrastructure.

Recent information from the Office of National Statistics (ONS) shows that the average house price in Chesterfield was £202,000 in April 2025, up 9.7% from April 2024. This was higher than the rise in the East Midlands (3.8%) over the same period.

When it comes to urban regeneration, Bolsterstone isn’t just meeting policy goals, it’s exceeding them, showing that it can be economically smart, socially responsible, and environmentally sustainable, particularly when it is done in a public/private partnership.

More Than Bricks and Mortar

Bolsterstone’s approach to regeneration is rooted in public/private collaboration, often working in lockstep with local authorities to ensure that developments align with the community’s long-term needs. It’s a strategy that mitigates risk, drives public value, and ensures that schemes deliver not only economic uplift but social capital.

Regeneration-led development can act as a catalyst for improved house prices, higher footfall, and renewed investor confidence, particularly when underpinned by strong transport links and placemaking principles.

A Proven Track Record

With a 25-year legacy in delivering complex regeneration schemes, Bolsterstone Group has established itself as a leader in urban renewal. Its emphasis on long-term stewardship sets it apart from short-term developers: schools, healthcare, employment spaces, and environmental resilience are as important as housing numbers.

Whether it’s creating jobs through commercial hubs like One Waterside Place or restoring community pride through landscaping and sustainable infrastructure, Bolsterstone’s holistic approach is raising the bar. Its success in Chesterfield and Bradford is proof that with the right vision and partnerships, even the most challenging brownfield sites can become beacons of urban renewal.

As Peter Swallow puts it: “We don’t just build places – we build futures.”
